Tile and grout cleaning and sealing

Mopping pushes dirty water into grout lines, which is why grout darkens even in homes that are cleaned every week. We clean tile and grout with heated, high-pressure extraction, then seal the grout so it stays cleaner longer.

Tile & Grout Cleaning and Sealing at a glance

Cleaning vs. sealing
Cleaning removes the dirt already in the tile and grout. Sealing protects clean grout so new dirt doesn't soak in.
Method
High-alkaline pre-treatment, heated high-pressure cleaning with an orbital machine, rinse and extraction, then sealing.
Tile types
Porcelain and ceramic, plus travertine and other stone after evaluation.
How often
Every 12 to 18 months, depending on traffic and household size.

Cleaning and sealing are two different jobs

Cleaning removes the dirt and buildup already trapped in the tile surface and the porous grout. Sealing comes after, and it protects clean grout so new dirt and spills don't soak in as easily. Sealing dirty grout just locks the dirt in, so we always clean first.

Our tile cleaning process

  1. Evaluate the tile. An IICRC-certified technician checks the tile type and condition and chooses the right approach.
  2. Pre-treat. A high-alkaline solution breaks down built-up dirt and grime in the tile and grout.
  3. Heated, high-pressure cleaning. Super-heated cleaning solution under high pressure, plus agitation with a specialized orbital machine, gets deep into the grout lines.
  4. Rinse and extract. The loosened soil and solution are rinsed and extracted from the floor.
  5. Seal. The grout is resealed to help keep it cleaner, longer.

Tile types we clean

Porcelain and ceramic tile are the most common, and we're trained to clean every type of tile surface you're likely to have. If you have travertine, that's fine too; stone needs a different approach, which is why we evaluate first.

Where it makes the biggest difference

Kitchens, bathrooms, laundry rooms and entryways, anywhere that gets foot traffic and spills. Store-bought chemicals and brushes rarely reach deep enough into grout lines, so dirt resettles almost as soon as you finish.

How often

We recommend professional tile and grout cleaning every 12 to 18 months, depending on how much traffic your floors get and how many people live in the home.
